If you’ve always wanted to live near the East Coast, you’re in luck. Amber Park, located along with the exclusive Amber Road-Amber Gardens neighbourhood in District 15, has launched in early May and some units are expected to command sea views. This highly-anticipated freehold condo is set within a land area of over 210,000 sqft, which is big considering the other developments in the area.
Developed by Aquarius Properties, a joint venture by Cityzens Development (a subsidiary of City Developments Limited (CDL) and Hong Realty, the development will feature 592 units in three 22-storey blocks, with the highest floor set aside for a communal sky garden. It is due for completion in 2024.
Rise of the Phoenix
Here’s a bit of background to the site. The current site for Amber Park used to be for a condominium of the same name. Similarly developed by CDL, it was sold for $906.7m (approximately $1,515 psf per plot ratio) in a collective sale. By estimates, you can expect the units at the new Amber Park to go for an estimated $2,615 psf.
Private and Exclusive
Site for Amber Park
Amber Road-Amber Gardens estate is a mature, private enclave that is known mainly for its tall buildings as well as proximity to the beach. We visited the Amber Park site on a weekday afternoon and found it to be relatively quiet and private since it’s between other condominiums. King’s Mansion sits to the west of the site while Vertis sits to the east.
Amber Park sits along Amber Gardens, a road which isn’t overly busy.
The main hustle and bustle is actually along Tanjong Katong Road South (which leads into the ECP) as well as Amber Road (which takes you to Marine Parade Road and Parkway Parade).
Tanjong Katong MRT station is currently under construction and will be completed in 2023.
One of the main selling points for Amber Park is that it’s located just 6 minutes walking distance away from the upcoming Tanjong Katong MRT station on the Thomson-East Coast Line (TEL). The station is scheduled to open in 2023, under the fourth stage of the TEL construction. By 2024, the entire line will be completed.

Its proximity to Tanjong Katong MRT means it will just be six stops away from the central business district in Singapore and 11 stops away from the island’s main shopping belt at Orchard Road.
Amber Park’s location is also incredibly convenient for drivers thanks to its location to major expressways. Those driving will take approximately 3 mins to reach the ECP, 8 mins to reach the MCE and 9 mins to reach the KPE.
Potential renters are always looking for transport convenience before deciding on the place to rent. So Amber Park’s ease of public transport, as well as convenience for drivers, makes it a particularly attractive property for long-term investment.
You will never quite run out of options for where to eat when staying at Amber Park. Besides the F&B outlets at the surrounding malls (Parkway Parade, 112 Katong, Katong Shopping Centre), there are various foodie enclaves along Tanjong Katong Road, Joo Chiat Road, and East Coast Road, all of which are within walking distance from Amber Park.

Expect to find anything from cafes and restaurants to bars and street eats. There are a number of famous local food places along these enclaves as well, such as Ponggol Nasi Lemak, Katong Laksa and Boon Tong Kee Chicken Rice.
Come May this year, Blk 84 Marine Parade Central Market and Food Centre will reopen after a year of revamping and will once again offer a large variety of hawker fares. This hawker centre is a 14-min walk from Amber Park.

Convenience to Amenities
Most folks are attracted to this area because of its proximity to East Coast Park. It takes just 10 mins by foot to reach the beach.
The main attraction to Amber Park is its close proximity to the beach.
Amber Park is also located close to a number of shopping malls such as 112 Katong and Parkway Parade. It will take residents 11 and 12 mins to reach these malls on foot respectively. Parkway Parade is a larger mall with bigger brand names, while 112 Katong has various enrichment centres for children and carries several indie brands and a Cold Storage supermarket as well.
Parkway Parade is just a 12-min walking distance away from Amber Park.
The nearest supermarket can be reached in 11 mins and is located underneath Village Hotel Katong. The Fairprice Finest there is relatively small, but its stocks are adequate. For more variety, there is the Fairprice Finest over at Marine Parade Central, a two-level supermarket that has its own building and will take residents 15 minutes to reach by foot.

Amber Park is also a great location for families with school-going children since there’s a number of well-known schools in the vicinity, so that’s another pool of potential renters for buyers.
Tanjong Katong Primary School sits within 1km and is a 9-min walking distance away from the condo. Other schools within the 1km to 2km distance are CHIJ (Katong) Primary (3-min drive), Haig Girls’ School (4-min drive), Kong Hwa School (6-min drive), and Tao Nan School (3-min drive).
If you’re renting out to expats, they will be attracted to the close proximity Amber Park has to the Canadian International School (Tanjong Katong campus), which will require just 7 mins to reach by foot.

From the May launch, early-bird prices started from $1.088 million for a one-bedroom plus study apartment, $1.608 million for a two-bedroom plus study, $1.628 million for a two-bedroom, $2.18 million for a three-bedroom, $3.068 million for a four-bedroom plus study, $3.438 million for a four-bedroom, and $4.98 million for a five-bedroom premium.
Here are some of the more interesting layouts:
1-Bedroom + En-suite Study Type A3 (484 sqft)
This 1-bedroom layout comes with an en-suite study, which means it’s located within the master bedroom. It lends greater privacy if you need a home office, but it can also give you the flexibility to convert it into a walk-in wardrobe or one enlarged master bedroom.
2-Bedroom Type B1 (700 sqft)
If you need two bathrooms in a 2-bedroom layout, opt for this layout instead of the 2-Bedroom + Study one, as the latter comes with a single shared bathroom. The kitchen is a neat, one-wall kitchen, but you can create an L-shaped one at the end, demarcating the living space with the cooking zone.
3-Bedroom Type C2A (1,109 sqft)
This is one of the layouts that will be shown in the Amber Park showflat. Both living and dining rooms sit in an open space, adjacent to a balcony that extends over to the third bedroom. The kitchen is an enclosed one, with a generous utility space that you can use for hanging your laundry.
4-Bedroom Premium Type D2 (1,582 sqft)
The great thing about 4-bedroom premium units is that they come with their own private lifts and lobbies so they feel extra exclusive. The kitchen is divided into a dry and wet zone which opens up into the communal spaces, a setting perfect for frequent hosts. Other highlights include a separate yard and utility space as well as a walk-in wardrobe and a generous-sized master bath that can fit in a bathtub.
5-Bedroom Premium Type E2 (2,142 sqft)
This 5-bedroom premium layout will also be shown in the showflat. Like the 4-bedroom premium layout, it also comes with private lift access. The balcony extends all the way from the open living/dining area to three of the five bedrooms in the apartment, with one of the bedrooms having access to the balcony. The living and dining area also features a double volume space.
Most units are north-south facing for breezier interiors. Units will get either a cityscape view, a sea-view, or a pool view. Communal areas are decked out in marble flooring while the private spaces are covered in timber. Kitchen counters are made from quartz.
The interior design is designed by SCDA Architects, who is also in charge of the condo’s architecture, so you can expect a more holistic spatial experience that takes into account both the inside and the outside.
The main highlight of the facilities at Amber Park is the 22nd-storey The Stratosphere. This rooftop-level recreational deck rises 235 feet above sea level and connects the three towers together. It will boost a 600m jogging track, a gourmet kitchen for gatherings, and a gymnasium among others.
The rest of the facilities are located at The Lagoon Bay at the first floor, which includes features such as various swimming pools, a fitness court, jogging tracks and BBQ pavilions.
