The site for NYON @ 12 Amber was one of the last few remaining undeveloped plots along Amber Road. The neighbourhood features a strong Peranakan heritage vibe and is known for its high-rise sea view apartments so there’s a good chance most units in this 18-storey-high freehold condo might have that exclusive view. But that’s not all to this 92-unit development. Its close proximity to Tanjong Katong MRT along the future Thomson-East Coast line is a huge plus, whether you’re thinking of buying to rent or to live.

Set to be developed by Woh Hup’s boutique development arm, Aurum Land, an award-winning developer recognised for luxury projects such as 1919 and Three 11, NYON is slated for completion in September 2022.

Set in District 15, the area is a cluster of condominiums with NYON located at 12 Amber Road between condominiums Amber Skye and King’s Mansion. The Amber neighbourhood is steeped in a rich history and was one that housed a Malay kampong before it was demolished in the 1970s. Multiculturalism was the order of the day, and the place was bustling with hawkers and fishermen mingling alongside rich Chinese businessmen as well as Peranakan and Baweanese families.

In tribute to its history and surroundings, the facade for NYON (which is actually a play on the word ‘Nyonya’, a term of respect and affection for Peranakan women) will showcase a Peranakan slant. Different plots will come in various splashes of colours, highlighting the vibrancy of the heritage. The pools and courtyard area will also feature batik tiles.

During our site visit, we found the area to be relatively quiet, with traffic noise from the nearby ECP and major arterial road Tanjong Katong Road South buffered by the surrounding high-rise apartments. Traffic is also light along Amber Road.

Even if you don’t get a unit with a sea view, it’s still pretty neat being located just a short walking distance to the East Coast Park, which takes less than 10 minutes by foot.
Transportation Convenience: The future Tanjong Katong MRT (2-minute walk) is set to be in operations by 2023 under the fourth phase of the Thomson-East Coast Line project, projected to be completed by 2025. Tanjong Katong MRT is just 7 stops to Shenton Way.

Besides the MRT at your backyard, the nearest bus stops (4-minute walk) provide connectivity to areas such as Changi Airport, Siglap, Bedok, Suntec City, Orchard, Newton, Bugis, Little India, Holland Village, and Buona Vista. Driving to the CBD area takes around 10 minutes.
Shopping Malls Aplenty: Less than a 15-minute walk away is shopping mall Parkway Parade, which has supermarkets Cold Storage and Giant. There’s also the supermarket Fairprice Finest located at nearby Marine Parade Central, which has a market and food centre currently undergoing an overhaul of its drainage system and set to be reopened soon. Residents will also enjoy a 15-minute walking distance to 112 Katong Mall, which has Market Place as its supermarket.
Eat Out: Besides heading out to the malls, you’ll be similarly spoilt for choice with eateries (some famous!) along East Coast Road and those along Tanjong Katong Road. Otherwise, just head down the road to the Chinese Swimming Club, which houses a couple of restaurants, or to the casual bistros at Parkland Green in East Coast Park.

Nearest Schools: The Canadian International School is an 8-minute walk away, while Tanjong Katong Primary School is a 13-minute walk away.

The bathroom in this 1-bedroom unit can be accessed directly through the bedroom, allowing for more privacy.

The 1-bedroom units have the communal areas laid out in a linear fashion, with a galley kitchen fronting the apartment right next to the foyer. The master bedroom has direct access to the bathroom, effectively functioning like an en-suite bathroom, which lends more privacy to the occupant. All 1-bedroom units come potentially with a sea view.
This B3 layout comes with a U-shaped kitchen and two bathrooms, essentially en suites. Notice that the entrance doesn’t look directly into the home.

There are some 2-bedroom types that come with an extra bathroom, so pick those if you’re looking to rent out the two bedrooms separately or if you wish for more privacy. In terms of kitchen layouts, choose from either a U-shaped layout or a galley one, both of which have their advantages. The former gives you three walls for storage, while the latter is one of the more efficient layouts to move about. Consider also whether privacy is an issue. If so, you might want to opt for a 2-bedroom unit where the entrance doesn’t look directly into the home. Finally, most of the units come with a single balcony that can be accessed via the master bedroom and living room, save for Type B2, which has two smaller balconies.

3-bedroom units come with an extra water closet and a yard area for laundry. There are some units with a utility room that can be used as an extra storage area. One of the 3-bedroom penthouse units features a duplex, two-storey arrangement that also comes with an additional guest room.

The Peranakan and heritage milieu of Amber Road and Tanjong Katong neighbourhood in general as well as the close proximity to East Coast Park make this an attractive place for expats. So it’s a plus if you’re thinking of renting out a unit.
Convenience with the MRT a few steps away and buses that take you to all the major areas of Singapore is a huge bonus if you don’t drive. If you do, it’s just a short drive away to the expressways.
If you’re considering a smaller unit (which often generates a higher rental yield), it’s a good time to buy now in this area as the URA has tightened rules with regards to the maximum number of units allowed in a private condo development with more stringent rules set for areas like Marine Parade, which NYON falls in. What this essentially means is that the supply of smaller units here will eventually fall in the future, so this might lead to greater demand—great if you’re looking to sell or to rent out.
