Not only is the freehold condo sitting at a supremely prime land along Orchard Boulevard, which is literally just minutes away from Singapore’s main shopping district, the development will also be perched atop a hotel.

A joint venture by City Developments, Hong Leong Holdings, and Lea Investments, the District 10 development will comprise two 28-storey residential towers soaring atop The Singapore Edition, an ultra-luxe lifestyle hotel conceived by Ian Schrager and Marriott International that will encompass 204 guest rooms in its eight-storey building.

The double residential towers, on the other hand, will feature 154 apartments with to-die-for cityscape views. Besides an eye-catching façade—the design of which is helmed by world-renewed architect Moshe Safdie—Boulevard 88 will also embody envy-worthy facilities, including a concierge service and a sky infinity pool with poolside cabanas. Living the high life has never been cooler. It is expected to be completed in Jan 2022.

Boulevard 88 is flanked by Orchard Boulevard on one side and Cuscaden Road on the other. The former is the entrance into the residential towers while the latter is the entrance to the hotel.

Both roads weren’t overly busy from our observations on a weekend afternoon so traffic noise shouldn’t be a major issue. However, you should keep in mind that Cuscaden Road leads into the main Orchard Road, so there might be a bit of gridlock along that area during certain times of the day.

Revamped Orchard Road
There is glitz and glamour to being located so close to Orchard Road, which the government has recently revealed its plans to undergo a major revamp to revitalise the area. Along Orchard Boulevard, there are plans to introduce more mixed-use developments, while Tanglin, which Boulevard 88 is located close to, will become a mixed-use district with arts and artisanal choices. Tudor Court (7-min walk from Boulevard 88) will be housing more arts and cultural offerings, increasing the appeal of the area while correspondingly and potentially raising the value of your unit. Revitalisation plans are expected to commence in 2020.

Private Medical Centres
There are also private medical services nearby, the nearest ones are within Camden Medical Centre, which hosts a wide variety of private medical practices, as well as Gleneagles Hospital. Camden is a 5-min walking distance away while Gleneagles takes 14 mins by foot to reach. Proximity to major healthcare centres like these is also a consideration if you’re looking to buy to rent, as you’ll potentially gain a larger pool of renters, particularly those looking for long-term care, an appeal not unlike that of condominium Fyve Derbyshire in Novena.
Shopping + Supermarkets
One of the key advantages of living in such prime estate is its convenience to everything. And it’s no different with Boulevard 88 which is close to several shopping malls within walking distance. The more comprehensive ones include Shaw House (7-min walk), Tanglin Mall (9-min walk) and ION Orchard (10-min walk).
You’ll be spoilt for choice when it comes to grocery shopping. The major supermarkets are all within walking distance. There is a Cold Storage within Tanglin Mall, an Isetan supermarket (general groceries as well as Japanese specialty products) at Shaw House as well as Fairprice Finest at Scotts Square (9-min walk).

Whether you’re looking to buy to stay or to rent the unit out, proximity to public transportation is important. Residents at Boulevard 88 will be served by two MRT stations, Orchard MRT (along the North-South line, future interchange will comprise the Thomson-East Coast line) and the upcoming Orchard Boulevard MRT (along Thomson-East Coast line), which is targeted to open in 2021, before the condo’s completion. Both stations will take about 6 minutes to reach by foot. With the Thomson-East Coast line, access to the CBD area is shortened considerably to just six stops away.

Right across the road from Boulevard 88 is a bus stop with several buses that will take you all the way to areas in the west side of Singapore including the Jurong East (the Jurong Lake District is Singapore’s second CBD), Clementi and Boon Lay (close to industrial district Tuas).

The expressways aren’t located too far away for drivers. It will take approximately 5 mins to reach the Central Expressway (CTE), while the Pan-Island Expressway (PIE) can be reached in approximately 7 mins.
Boulevard 88 opens up the possibility of a wide pool of renters thanks to its proximity to reputable primary schools and international schools. So you’re looking at either local or expat families with school-going children as another pool of potential renters.
These primary schools are within a short driving distance away: Alexandra Primary School (6-min drive), Anglo-Chinese School (Junior) (7-min drive), River Valley Primary School (6-min drive), School of the Arts (6-min drive), and Singapore Chinese Girls’ School (6-min drive).
For international schools, Chatsworth International School is a 5-min drive (or a 20-min walk) away. Avondale Grammar School in Tanglin takes 3 mins to reach by car. Invictus International School is a 4-min drive away.
Architecture and Facilities
The design for Boulevard 88 will be done up by renowned Safdie Architects, helmed by Moshe Safdie, who is better known locally as the architect that did up the Marina Bay Sands (MBS) Integrated Resort, an awe-inspiring architecture that is now part of our island’s skyline. Elsewhere, he has done up mainly civic buildings defined by audacious geometric patterns, such as the United States Institute of Peace in Washington, DC and the Yad Vashem in Jerusalem. His signature stamp will also be on Jewel, a mixed-use development at Changi Airport in Singapore, scheduled to open this year. With this list of credentials, there’s a certain guarantee that the design for this condominium is in very good hands.

Facilities-wise, they are gathered mainly at the Sky Boulevard—a dramatic tall ‘urban window’ that will join the two residential towers at the top, not unlike that of MBS. It will house the infinity sky pool, a sky gym, areas for dining and various social functions, as well as areas for residents to take in the gorgeous city view. At level two, there are also patio areas for fitness and play.

The building façade will be designed with northwest and southwest facades. Coupled with high-performance glazing on the windows, interiors will most likely be relatively cooling. To further help to reduce energy cost, air-conditioning units will come with five ticks (the highest marker of energy efficiency) while indoor lighting is LEDs with motion sensors.
In keeping with its luxury theme, quality materials and fittings are used. These include the wardrobes by Italian brand Caccaro, bathroom finishes with Van Gogh accent marble, sanitary fittings from designer collections from Antonio Lupi and Hansgrohe AXOR Citterio E, and kitchen cabinets from the Ernestomeda Icon series.
Smart Home Systems
Units will also be equipped with a smart home gateway system that will allow you to control and optimise your air-conditioning and lighting systems. The system will be equipped with a voice control assistant that will enhance your interactions with your home. Residents will also get four ways to unlock your door: card, pin, mechanical key and via a mobile app, so there’s no more forgetting your keys and being locked outside your door.
